A long, polycentric town of timber buildings and properties that stand shut through the winter — that changes both the work and the way it is planned.
We carry out premises disinfection, mould removal, odour removal and ozone treatment. Properties here are villas, summer houses, flats, guest houses and other seasonally used premises. We have no office or depot in Jurmala; we travel from Riga, and that affects only the call-out surcharge, not the kind of work.
The most common way the conversation starts is simple: the owner opens the house for the first time after winter and is met by a smell or by patches. Before treating that as a mould problem, two cheap things are worth checking — whether the traps have dried out, and whether the ventilation ducts are pulling at all.
A property that stands shut and unheated behaves differently from one that is lived in. The air does not move, the temperature swings, and water vapour condenses on the coldest surfaces — usually the lower part of external walls, behind furniture and in the corners of unused rooms. A smell soaked into materials arises in exactly this regime, and one airing does not shift it.
In practice the best moment to treat a summer house is before it opens for the season or immediately after it closes — not mid-summer, when the house is full of people and belongings. Separately on this property type: summer house treatment and long-vacant premises.
In a house that has been shut for a long time, treatment without drying and without a change to the airing regime gives only a short-lived result.
Jurmala has a great deal of historic timber building, and treating it comes with its own limits. Timber takes up moisture and gives it back slowly; finishes of heritage value will not tolerate aggressive mechanical cleaning. So on timber façade elements, veranda finishes and old doors we work more gently and put less load on the material, even when that means the work takes longer.
The coastal setting adds a few more things to check on the specific property — not claims about the whole town: sandy ground and a pine-forest surround change how fast water drains away from the foundations; sea wind means one side of the house takes far more of a beating than the rest; next to the beach, sand and damp get indoors much more than they do elsewhere.
On a property in Jurmala we begin the inspection not at the patch but at the door, and then in a set order. It is chosen because in a closed-up house the visible sign is rarely where the cause is.
| What we look at | Why that in particular |
|---|---|
| Whether the rooms have been heated | An unheated winter and a low background heat produce completely different moisture pictures in the very same house. |
| Traps and floor gullies | A dried-out trap gives a sewage smell, which is not fungal growth and which disinfection does not solve. |
| The north and seaward façade | In pine shade and on the windward side an external wall dries more slowly, and the patch appears there first. |
| Sub-floor and foundation vents | If they are silted up with sand or pine needles, the air under the floor does not move all year. |
| Soft furniture and mattresses | That is where a soaked-in smell sits; wiping surfaces does not touch it and it changes the scope of treatment. |
After that circuit it is usually already clear whether we are dealing with condensation in a shut room, water from outside, or simply an airborne smell that will go after a couple of days of ventilation. Only then do we measure the area to be treated and talk about a sum.
In a seasonally let property the window is narrow: between one guest leaving and the next arriving. So we choose the method by how quickly the room is usable again, not by what is simplest. Ozone treatment needs an empty room and airing afterwards; if there are only a few hours between bookings, we say so straight away and offer either a different approach or a different date.
In practice it is simpler to treat a whole building in one go outside the busiest period than to catch one room at a time in mid-season. If a property has several buildings or several flats at one address, we price by the total area, and the per-square-metre rate falls as the area grows. For companies we prepare a contract, an invoice and a handover record.
Jurmala is a long town. Bulduri and Kemeri are, in practice, not the same journey, so please name the address with the part of town rather than just "Jurmala". If several buildings or several flats in one district need inspecting, it makes sense to arrange them into a single call-out — easier for the schedule and for the surcharge alike.
Name the neighbourhood — Majori, Bulduri, Kauguri, Kemeri or another; the distances between them are considerable.
Whether the house stood unheated over winter, whether there has been a leak, how many rooms are affected.
Moisture readings, a draught check and an assessment of materials; the scope follows from that.
We plan the treatment together with drying if the material is still wet.
We tell you from what point the rooms can be used and what to change in the airing regime.
We do not promise to arrive within a set number of minutes. In summer, traffic and parking near the centre and the beach are nothing like they are in winter, and it is more honest to agree a time window.
What to prepare before we arrive: clear access to the walls with patches, move belongings away from the basement or sub-floor hatch, tell us where a vehicle can be parked, and take house plants and pets out. In a summer house add one more thing — make sure the water is connected and the electricity is on, because in a closed-up property it often is not, and without it part of the work cannot be done.
One-room flat from €55, two-room from €65, three-room from €75, four-room from €85, private house from €95. Commercial premises up to 100 m² €1.20/m², 100–300 m² €0.90/m², 300–1000 m² €0.70/m². Mould: inspection from €40, treatment from €1.50/m², minimum from €80. Ozone treatment €1.20/m², minimum €60.
Within Riga travel is included in the price; outside Riga a surcharge applies by distance. The nearest pages in this direction: Marupe and Riga. All prices →
Yes, to every part of Jurmala. Since the town is long, please name the specific neighbourhood in the address — the routing of the call-out and the distance surcharge depend on it.
Before it opens for the season in spring, or straight after it closes in autumn. The house is empty then, the rooms can be left for as long as needed, and treatment can be combined with drying.
In practice, yes. For timber finishes we choose a gentler approach and put less load on the material, and we allow more time for drying, because timber gives moisture back slowly. We do not assess the condition of load-bearing structures — if we see that the damage goes deeper than the finishes, we advise bringing in a structural specialist.
Describe the situation — we will tell you whether treatment is needed at all, and which one.
