Premises disinfection is rarely planned work. Almost always something has happened first — flooding, a burst pipe, illness, a long period standing empty, or a change of owner.
Each situation behaves differently: what exactly is contaminated, which materials can be saved, how urgently you need to act and which method fits all change from case to case.
We establish what happened, how long ago, and which materials are affected.

The sequence is the same everywhere, but the weight of each step shifts. After flooding the hardest stage is drying; after a fire it is the mechanical removal of soot; after tenants it is finding the source of the smell. Things go wrong far more often because a step was skipped than because a step was done badly.
Urgency is not the same in every case. Practical guidance:

Flooding is the case where timing matters most. Fungal growth in wet material develops over days rather than weeks, so drying should not be postponed — even if the finish still looks untouched.
A week of waiting after flooding usually does not mean the same job later. It means a bigger job.
One question comes up in almost every situation: why does a mattress, an upholstered sofa or mineral wool insulation have to go, when professional products exist. The answer is physical, not commercial.
That is why treating porous material is not reliable: the untreated depth remains both a source of odour and an environment in which fungal growth returns. In practice it is cheaper to remove the material straight away than to treat it twice and remove it anyway.
If the event is insured, or if there will be a conversation with neighbours, the building manager or the owner, documentation has to happen before any cleaning. Afterwards the extent can no longer be proved.
After the inspection we prepare a written description of what we found and what we did, which you can submit to an insurer. It is not a legal expert opinion; it is a technical account with measurements and locations, and in practice that is usually what you are asked for.
An incident usually needs several different trades, and it is worth knowing where the line runs.
The practical order is almost always the same: stop the source, then our work, then restoration. Treating a room where the source is still active is money spent for nothing, and we say so during the conversation rather than after arriving.
Whatever the situation, people make the same handful of mistakes, and nearly all of them cost money later.
The first mistake is the expensive one. A structure can be dry at the surface and wet inside — and that is exactly the state in which people lay a new floor covering or plaster, only to lift it off a few months later because mould has appeared underneath. A moisture reading before finishing costs far less than doing the work twice.
Ozone acts on what is in the air and in the surface layer. It does not act on a source that has soaked into material.
This is the most common misunderstanding. A smell is not the air — it comes from a source that keeps contaminating the air: urine residue in skirting boards, soot on the ceiling, a dried-out trap, a soaked finish under the floor covering. Ozone removes what is airborne at the moment of treatment, but the source keeps working, and within a few days the result is the same as before.
So the correct order is identical in every situation: find the source, remove or eliminate it, treat the surfaces, and only then use ozone. In that chain ozone is the closing step, dealing with the odour left in textiles, upholstery, ventilation and hard-to-reach places. Done before that, it is money spent for a few days.

It depends on the method. During surface treatment it is usually enough that you are not in that particular room. During fogging and ozone treatment the premises must be left completely empty.
