Marupe's profile differs from the older towns of the region in one significant way: much of the building stock is new. That changes what we look for first at an inspection — in a new house the cause of damp is usually not an ageing structure but the construction itself and the ventilation regime.
Concrete, screed and render go on giving off water long after a building goes up. Add very tight windows and a mechanical ventilation system that has not been commissioned, or has been switched off altogether, and the water vapour has nowhere to go — so it condenses on the coldest surfaces: window frames, external wall corners, the space behind furniture.
If the damp is construction moisture, treatment is not the first step — airing and drying are. Honestly: sometimes, after an inspection, we advise waiting out the season and doing no treatment at all. More: causes of mould and private house treatment.
In a new house the first thing to establish is whether the ventilation works — otherwise treatment is a temporary fix.
Proximity to the airport and the major road junctions has given Marupe a broad commercial and logistics estate. There the work differs from a residential job entirely:

Marupe's territory shades from dense suburban blocks into village and rural parts, and the developed areas carry land-drainage ditches and lower-lying ground. For a specific property that yields a few things to check — not an assumption that the problem is everywhere.
An address within one municipality does not mean identical access conditions: in the newer districts the local street network tends to be narrower and differently surfaced, so please tell us whether the approach to the property is hard-surfaced.
In Marupe access changes the planning of the work far more than distance does. In the logistics and airport approach zone a site usually has a controlled regime: a pass, registration at the gate, a designated entry point and an escort. That is arranged in advance — assuming it can be sorted out on arrival costs a good part of the downtime window.
At peak times the load on Karla Ulmana gatve and the ring road is high, so we plan the start of work as a time window rather than to the minute. We do not promise arrival within a set number of minutes.
For a new build, a terraced house and a warehouse the inspection starts from different points.
We establish whether the mechanical system runs and when the filters were last changed.
We measure moisture in the material at several points and compare them against one another.

A terraced house brings one more circumstance a detached house does not have: the units are joined, and what happens in one can show up next door. If a patch appears exactly on the wall shared with a neighbour, it is worth finding out whether there is a bathroom, a utility room or a place where laundry is regularly dried on the other side of it. Treatment on your side will remove the growth, but it will not change a source of damp that sits behind the wall.
The most common question there is condensation on windows and in corners during the first seasons. There it is worth establishing first whether the ventilation system is switched on at all and in what mode it runs — in many cases it has been turned down to the minimum to save money, and that is exactly what creates the problem.
We do not install or commission ventilation, fit insulation, lay waterproofing or carry out building works. In a new house those tend to be the real answer, and we say so even when it means treatment is not needed. We also do not assess the condition of load-bearing structures — if the damage goes deeper than the finishes, we advise bringing in a structural specialist.

Not always right away. In a new building's first heating season construction moisture is still coming out, and then the answer is airing and commissioning the ventilation, not treatment. At the inspection we measure the moisture and tell you whether it makes sense to work now or to wait.
