Disinfection in Agenskalns

A timber house and a pre-war masonry house on the same street grow mould by two different mechanisms — and that changes what we do.

What gets ordered most often in Agenskalns

We travel to Agenskalns on request and carry out sanitary treatment of premises: mould removal, odour removal, ozone treatment and disinfection after events — flooding, a sewage failure, long vacancy or illness in the household. The range of properties here is wide, because the building stock is mixed: timber houses, pre-war masonry buildings, low-rise streets, blocks of flats and public institutions.

Timber house and masonry house — two causes

In Agenskalns these two types stand side by side, and what happens inside their walls is different. In one case the moisture comes up from below; in the other it moves from the room onto a cold wall. Treatment that ignores the difference lasts one season.

Timber house

  • Rising damp in the bottom log courses, where the timber sits close to the ground or the foundation.
  • The damage starts at skirting level and climbs, rather than appearing halfway up the wall.
  • The ventilated void under the floor may have been filled with earth or boxed in during a refurbishment.
  • Timber absorbs and releases moisture — so after treatment it has to be given time to dry.

Pre-war masonry house

  • Thick masonry stores moisture for a long time and gives it back slowly into the room.
  • Bricked-up or sealed chimney flue openings — they once provided the draught.
  • Patches in the corners of external walls and behind furniture, where the air does not move.
  • Replacement airtight windows without vent settings change the air exchange of the whole house.

In practice that means two different inspections. In a timber house we look for how far the moisture has climbed up the structure and whether the bottom log course has already gone soft — treatment does not repair that, a carpenter does. In a masonry house we look at where the draught has gone and whether the wall really is dry under the plaster rather than only on the surface.

The second common case is a freshly renovated façade on a wall that had not dried out. The outside looks good, indoors the moisture stays trapped and appears after the first heating season. That is worth checking in your particular house rather than assuming.

Flats, institutions and catering premises

Alongside housing, Agenskalns has educational, healthcare and catering properties. There the method is usually not the problem — the time window is. After fogging or ozone treatment the space has to stay empty for a while and then be aired, so we plan the work outside working hours or at weekends.

  • Give the floor area and the storey in the enquiry — that sets the scope.
  • Clear access to the walls where the patch is.
  • Take boxes standing against the walls out of the cellar or store room.
  • Pets and houseplants have to be taken out for the duration of the treatment.
  • In catering premises, uncovered food and crockery have to be cleared beforehand.

Practical conditions on site

In the old building stock the stairs are narrow, there is usually no lift, and the equipment has to be carried up by hand. That does not affect the price, but it does affect the time we spend on site, so it is worth saying straight away. It is equally useful to know whether a vehicle can be parked in the courtyard and whether the gate is locked.

If the building is a block of flats and the problem affects the common property — the stairwell, the cellar, the attic — the conversation is simpler through the building manager. We say how long the space has to stay empty and what to sort out so the problem does not return.

If the inspection shows that treatment is not needed — for example, the smell comes from a dried-out trap or a lack of draught rather than from growth — we say so and do not sell the job. We say the same if the cause is in the structure: waterproofing, drainage, roofing and installing ventilation are not our work, they are a builder's.

What changes the scope and the price

The price list is the same for everyone, but the final figure for the same area can differ. In the old building stock three things change it most often, and none of them is a secret.

Panelling, boarding and what is behind them

The first is whether finishes have to come off. If the growth is under timber panelling, boarding or skirting, the area to be treated is larger than the visible patch, and that is only seen once it has been opened up.

Drying time in timber, and the room itself

The second is moisture in the structure: there is no point treating a wet wall, and in a timber house drying can take weeks, so two visits are sometimes needed. The third is how much of the room has to be prepared — a full room with furniture against the wall takes more time than an empty one.

Mould is priced by the area to be treated: treatment from €1.50/m², minimum from €80, inspection from €40. If we go on to do the work after the inspection, the inspection fee is usually included in the job total — we confirm that on site.

Flats: 1-room from €55, 2-room from €65, 3-room from €75, 4-room from €85. Private houses from €95. Commercial premises by area: up to 100 m² €1.20/m², 100–300 m² €0.90/m², 300–1000 m² €0.70/m². Mould: inspection from €40, treatment from €1.50/m², minimum from €80. Ozone treatment €1.20/m², minimum €60.

Treatment removes what is growing on the surface, but it does not stop moisture rising through the timber structure from below. At the inspection we look at how far it has climbed and whether the bottom log course has already gone soft. If the timber has failed, a carpenter replaces it — we do not do that.
