Disinfection in Ilguciems

A Soviet panel estate, a pre-war fragment and a detached house in one district — three different mechanisms of damp.

Three types of building stock, three mechanisms

Ilguciems is a transitional district: Soviet-era blocks of flats, fragments of pre-war building stock, detached houses and industrial areas. We come out to all of them and carry out mould removal, odour removal, ozone treatment and treatment after flooding, a sewage failure or long vacancy.

The mechanism of damp in these three types is different. In a panel block it is a cold bridge and blocked air exchange. In an old house — moisture from the ground and a lost natural draught. In a production space — unheated external walls and leaks. So the inspection starts in a different place in each.

We have no premises and no staff in the district. We travel out on request; in Riga travel is included in the price.

Flats in the Soviet estate

In a panel block heat leaves the room unevenly. At the panel joints and in the external wall corners the surface is cooler than in the middle, and it is on the coolest surface that moisture in the air condenses. So the patch appears in a corner, behind a cupboard or at a window reveal, not in the middle of a wall.

The order we inspect a panel-block flat in

When inspecting a flat in a panel block we go in a set order. First we find the coolest surface in the room, because that is where condensation settles. Then we check the draught at the vent and whether fresh air has anywhere to come in at all. Only after that do we look at the patch itself and establish how large an area really has to be treated.

Under the wallpaper, behind the skirting

It often turns out that the area to be treated is larger than the visible one. If the growth has gone under the wallpaper or behind the skirting, that is only seen once it is opened up, and it changes both the scope of the work and the total. Painting over the patch does not help — the paint will have to come off before the work anyway.

Pre-war fragments and detached houses

In the old building stock the mechanism is the opposite. There the problem is not excessive airtightness but moisture rising from the ground through the timber or masonry structure, and a natural draught lost once the stove was taken out and the flue bricked up.

  • Check whether the damage starts at the skirting rather than halfway up the wall.
  • Look at whether the plinth has underfloor openings and whether they are blocked.
  • Check whether rainwater is carried away from the foundations.
  • Assess whether the ground level around the house has risen above the plinth.
  • If the house is only partly heated, look at the wall between the warm and the cold part.

In detached houses we inspect the cellar or basement level separately from the living part — the cause and the answer there are often different. In more detail: private house and mould in the cellar.

Industrial areas

In production and warehouse premises the areas are large, so we price per square metre. We plan the work outside shift hours, because after treatment the space has to stay empty for a while and then be aired. We establish the access procedure before the trip.

After a leak the sequence is strict: first the water source is stopped, then the structure dries, and only then treatment. Treat earlier and the work has to be done again. We say so before the work, not after.

The inspection costs from €40 and is worth having even if treatment turns out not to be needed. If we go on to do the work after the inspection, we usually include the fee in the job total — we confirm that on site.

What changes the scope and the price

The price list is the same for all of Riga, but the final figure for the same area differs. In a district with such varied building stock it is usually the type of property and the condition of the structure that set it, not the address.

Distance is not a factor: travel within Riga is included in the price. The factor is time on site — how much of the space has to be prepared, whether finishes have to be opened up, and whether the work has to be done in a tight window.

What to prepare, and what we do not do

Preparation is the only part of the job you can do yourselves, and it directly determines how long we are on site. In a flat it takes half an hour, in a production space a little longer.

  • Clear access to the walls and corners we will be treating.
  • Pull furniture away from the external wall if the patch is behind it.
  • Pets and houseplants have to be taken out for the duration of the treatment.
  • If paint has been applied over the patch, say so — it will have to come off.
  • In a production space, find out the access procedure and who will meet us.

Our work is sanitary treatment of premises. We do not install ventilation or heat recovery, we do not do waterproofing or drainage, we do not repair roofs or gutters and we do not replace failed structures. If the inspection shows the cause is there, we say so and do not offer treatment as the solution.

If the source of the moisture stays as it is, treatment is a half-solution with a limited shelf life. We say that before the work, not after.

It is a corner flat in a panel block — does that alone mean there will be mould?

No, but there is more cold surface there, because there are two external walls. In practice that means keeping furniture a little away from the external wall and airing regularly, especially in the heating season. Whether the problem is in your flat specifically we see at the inspection.

In an old house the patch is at the floor — is that the same as in a panel block?

It is not. In a panel block it is condensation on a cold surface; in an old house it is moisture rising from the ground through the structure. The answer differs: in one case it is about air exchange, in the other about the path of the water and ventilating the underfloor void.

Can you work in a production space that runs in shifts?
