A district of mixed use — streets of detached houses next to warehouses — so two neighbouring addresses here can be two completely different jobs.
Darzciems lies between Purvciems, Plavnieki and Skirotava, and its building stock is mixed: streets of detached houses, blocks of flats, warehouses and commercial sites in one place. In practice that means two neighbouring addresses can be two different jobs with two different ways of pricing them.
We carry out mould removal, odour removal, ozone treatment and treatment after flooding, a failure, a change of tenants or long vacancy. We have no premises and no staff in the district — we travel out on request.
The first question in an enquiry is the type of property, not the district. Both the inspection and the price follow from it.
In a private house the path of moisture almost always starts outside and ends inside. So we start the inspection from the outside and work downwards — from the edge of the roof to the ground around the foundations.
If the inspection shows the cause is in the structure, we say so and do not start treatment while water is still coming in. Treatment on a wet wall is work with a short shelf life. See treatment of a private house and causes of mould.
In an older house the cellar is often a separate job rather than a continuation of the house. The air there is cooler and damper, the walls can draw rising damp from the ground, and a smell from down there travels up through the stairwell and the service routes.
These three can be told apart on site, and that is the main purpose of the inspection, because each is followed by different action. In more detail: mould in the cellar, inspection from €40.
On the commercial side of Darzciems the properties are different: warehouses, service and retail units. There the price is set by area rather than by the number of rooms, and the work is planned around the opening hours of the space.
Traffic in the Darzciema and Lubanas street corridor is heavy, so we plan by address rather than by district name. We work the same way in the neighbouring districts: Purvciems and Plavnieki. See also warehouse treatment.
In a district of mixed building stock most of the time usually goes not on the work but on finding the place and getting in. A few things said in advance remove that entirely.
Before we arrive it helps to clear access to the walls with the patch, empty the cupboards along the external walls and take houseplants and pets out. Do not paint over the patch or scrub it with bleach — paint seals the growth underneath and makes it harder to reach later. If the symptom is visible, photograph it while it is.
In the streets of detached houses the symptoms are seen most often in autumn and spring: after long rain and after snowmelt, when the ground is saturated and the foundations take up moisture. In summer that same cellar can look dry, and that is exactly why it is worth inspecting while the problem is visible.
In warehouses and on commercial sites the seasonality is different: there the heating regime matters, not the outdoor humidity. In an unheated space a rapid warm spell produces condensation on cold surfaces regardless of whether it is raining outside.
In mixed building stock the causes are mixed too, and some of them are not our work. The inspection then ends with a description you can take further, rather than with treatment.
Treatment removes the growth, but it does not replace the repair that removes the cause. If nobody says that before the work, the work has to be done again. See inspection from €40.

Rising damp is spread across the lower part of the wall, up to roughly a metre, often with white salt efflorescence. A leak is clearly bounded around one spot and grows after rain or after water is used. The first needs waterproofing, the second a plumber; treatment comes afterwards.
Separately. The living part by type of property — private houses from €95. The warehouse or commercial part by area: up to 100 m² €1.20/m², 100–300 m² €0.90/m². If both are in the same call-out, say so in your enquiry.
No. We do not do waterproofing, drainage, roof and gutter repairs or installing ventilation. If the cause is there, we record it in the inspection notes and say what has to be sorted out first — treatment without that is short-lived.
Describe the situation — we will tell you whether treatment is needed at all, and which one.
Fill in the form — we will call you on the number you provide, ask a few clarifying questions and propose a solution.
