Disinfection in Zolitude

A compact, almost entirely residential district where windows are often kept shut — and a shut window is one of the commonest backstories to condensation.

What we work on in Zolitude

Zolitude is compact and almost entirely residential, so the enquiries are fairly uniform: mould in a flat, a smell from the neighbours or after tenants, treatment after flooding from above, ozone treatment before moving in. Alongside that there are retail and public premises, which we treat by area.

We have no office and no depot in the district — we travel out on request and agree a day. In Riga travel is included in the price, and we do not promise an arrival time to the minute.

Most mould cases in a flat are a question of air exchange, not of hygiene.

A shut window and the missing air supply

In Zolitude the railway and the roads towards the airport are close by, and some residents therefore keep the windows shut even when it is not cold outside. That in itself is not a problem — the problem starts when the building has already been sealed up with new windows and there is no other air supply.

The ventilation of a series-built block is designed as a one-way system: air comes in through window gaps and living rooms and leaves through the kitchen and bathroom stack. Take away the supply and the extract stops. The grille looks normal but pulls nothing at all.

✓ How to check it

  • A sheet of paper at the grille with the windows shut — does it stick.
  • The same test with a window on the vent setting — if it only pulls then, the supply is missing.
  • Whether the bathroom mirror stays fogged for hours after a shower.
  • Whether condensation on the window glass in the morning is a regular thing.

✗ What does not help

  • A fan in the grille if the stack is blocked.
  • A dehumidifier without airing — moisture is produced faster than it is collected.
  • Painting over the patch with "anti-mould" paint.
  • Boxing in the radiator under the window with furniture.

If these checks show that the draught does not work in any setting, that is a question for the building manager — the stack is part of the common property. We record it in the inspection notes. More: mould in window frames, causes of mould.

Where the patch appears first

In a flat in a series-built block mould does not start in a random place. It starts on the coldest surface, and those are usually few and predictable.

1External wall cornersIn a corner heat escapes in two directions and the surface temperature is lower than in the middle of the wall. In a corner flat with two external walls the effect is stronger.
2Behind a cupboard on an external wallThe furniture acts as insulation from the room side — the wall behind it becomes cooler and the air there does not move. The patch is often found only when moving house.
3Window reveals and frame cornersThe reveal is the thinnest part of the structure, and condensation appears first on the glass or the frame. It is the early warning for the rest of the wall.
4Bathroom ceilingIf moisture from the shower has nowhere to go, it settles above. Here the cause is almost always the draught, not cleanliness.

If the patch is in only one of these places and it is small, the initial job can be small. If it is in several, the question is no longer about one wall. See mould on walls and mould in the bathroom.

What the heating season changes

In autumn and winter the external walls cool down, the windows stay shut, and every day the flat produces moisture from showering, cooking and drying laundry. That is the season when patches appear most often — not because the building has changed, but because the temperature difference has.

In spring the opposite happens: it is already warm outside but the structures are still cold, and on the first warm days moisture from the outside air can appear on the walls. So it is worth planning an inspection while the symptom is visible, rather than after everything has dried out.

  • Move furniture away from the external walls before we arrive.
  • Photograph the patch while it is visible.
  • Do not paint over it or scrub it with bleach before the inspection.
  • Have the floor, the area and the year the windows were replaced to hand.

What changes the scope of the work

There is one price list, but the final figure for the same type of flat can differ. There are a few reasons, and none of them is a secret.

1The area to be treatedIt is almost always larger than the visible patch, because the growth spreads into places where the surface still looks clean.
2Whether finishes come offIf the growth is under wallpaper, panelling or skirting, it has to be exposed. That changes both the area and the time.
3Whether the structure is wetThere is no point treating a wet wall — it has to be dried first. That can mean a second visit, and we say so straight away.

Ozone treatment is priced separately — €1.20/m² with a minimum of €60 — and it makes sense when the smell has soaked into textiles and finishes but the source has been dealt with. If the source is still active, the result disappears within days.

How treatment runs and when the room can be used

In Zolitude flats the work usually falls into four stages, and only one of them is the treatment itself. The rest is preparation, drying and airing — and those are what determine how long the flat cannot be used.

1InspectionWe establish the cause and the area to be treated. If it is clear that treatment will not produce a result, we say so here, not after the work.
2Stripping finishesWhere necessary we lift wallpaper, panelling or skirting where the growth is underneath. Without that the treatment only reaches the surface.
3TreatmentDuring this time there must be no people, pets or plants in the flat. They are taken out beforehand, not at the last moment.
4Drying and airingThe length depends on the volume of the space and on how well it can be aired. We give the exact time on site.

In a compact one-room flat the whole cycle is shorter than in a four-room one, but airing there can be slower if there is no trickle vent and the window has to stay shut because of noise. So we give the time for the particular space, not by the number of rooms.

Frequently asked questions

Does noise from the railway or the airport road change anything in your work?

Not directly. Indirectly it does: if the windows are kept shut almost all the time, air exchange is lower and moisture builds up in the flat. The answer then is not to air more often with the window wide open, but to provide a small, constant supply of air.

Do you treat only the patch or the whole wall?

We treat the area that needs treating, which is usually larger than the visible patch — the growth spreads into places where the surface still looks clean. If it is under wallpaper, panelling or skirting, that has to come off and the area grows accordingly. The calculation is from €1.50/m², minimum from €80.

I do not live in the flat, it is let out. Can you work without me?

Yes, provided someone is there to unlock and let us in, and we have agreed the scope beforehand. After the work we say how long the space has to stay empty and when it can be used normally.
