A lake, woods and an arterial road in one district — so series-built flats stand next to private houses with a completely different damp story.
In Jugla we come out for sanitary treatment of premises: mould removal, odour removal, ozone treatment and treatment after flooding, a sewage failure, illness in the household or long vacancy. The district has panel-block estates, detached houses, and retail and educational properties — three different kinds of work.
We have no premises and no permanent staff in Jugla. We travel out on request and agree a day; in Riga travel is included in the price.
The setting around a building does not decide whether there will be mould. It decides how quickly a wall dries out once it has already got wet.
Lake Jugla and the nearby woodland mean one practical thing: the air around the buildings is on average damper, and in shaded spots the façade dries more slowly after rain. The north side of a building in that setting can stay damp for days. Indoors that shows up as a cooler wall — and it is on the coolest surface that room moisture condenses first.
That is not a claim about every building in Jugla. It is a question to check on the particular property, and at an inspection it has a simple test: which side of the house the patch is on, and whether that is the side that gets no sun.
In a flat in a series-built block the task is narrow and clearly bounded. In a private house it is wider, because the water source is more often outside the building.
If the house is only partly heated in winter, the unheated rooms become a condensation zone: warm air from the lived-in part flows into the cool room and settles on the walls. Jugla has educational institutions and other public premises. There the main constraint is not the method but the time window: after treatment the space has to stay empty for a while and then be aired thoroughly, so the work is planned between teaching periods.
Prices for commercial and public premises are by area: up to 100 m² €1.20/m², 100–300 m² €0.90/m², 300–1000 m² €0.70/m². We work the same way in the neighbouring district: Mezciems. For odours, ozone treatment and odour removal are useful.
Properties in Jugla vary a great deal, so what saves most time in the first conversation is a few concrete facts rather than a description of the problem.
On site the work runs in order: inspection, measuring the area to be treated, and only then the conversation about price. If the inspection shows that treatment is not needed — for example, the smell comes from a dried-out trap rather than from growth — we say so and do not sell the job. The inspection is from €40.
After treatment we say how long the space cannot be used and how to air it. That time is worth planning in advance, especially in a house where people live.
We treat premises. We do not do building works — waterproofing, drainage, roof and gutter repairs, installing ventilation — and we do not assess the technical condition of structures. If the cause is there, we do not start treatment while water is still coming in.
Whether the property is a flat by Brivibas gatve or a house nearer the lake, the work runs in the same order. Only the length of each stage differs.
Three things change the total: the area to be treated, whether finishes have to come off, and whether drying is needed first. The last can mean a second visit. The calculation is from €1.50/m² with a minimum from €80.

Not in itself. Damper air and shade mean the façade dries more slowly after rain, so an existing problem shows up sooner. But the water source is usually something specific — a gutter, a downpipe, a leak or a lack of ventilation — and that is exactly what we look for at the inspection.
It creates a risk in the unheated rooms: warm air from the lived-in part settles there as condensation on cool walls. If that room is not aired, the patch appears exactly there. More even heating, even at a low level, together with airing changes more than any treatment.
