One block here can hold a timber house, a masonry tenement and a warehouse — and none of them is inspected the same way.
In Maskavas forstate we come out to flats in pre-war timber and masonry houses, to courtyard blocks, and to retail, storage and catering premises. We carry out mould removal, odour removal, ozone treatment and disinfection after flooding, a sewage failure, long vacancy or a change of tenants.

The building stock here is layered, so the address on its own says nothing. What decides is the construction, the floor and what is under the floor.
In a timber house the moisture usually comes from below: from the ground, through the foundation into the timber structure, and the damage starts at skirting level. In a masonry house the thick wall takes up moisture and gives it back slowly — the patch there appears in the corners and by the external wall. The third case is a courtyard block, where the walls dry more slowly because there is less sun and less air movement.

Alongside housing there are retail, storage and logistics premises here. The task there is usually different: not one patch on a wall but a smell that has got into the space after goods were stored, after a leak, or after standing empty for a long time.

If the inspection shows that treatment is not needed — for example, the smell comes from a dried-out trap or a lack of draught rather than from growth — we say so and do not sell the job. Waterproofing, drainage, roofing and installing ventilation are not our work; that is a builder's.

In one and the same room moisture behaves in opposite ways in summer and in winter, and that changes what an inspection can see at all. In winter warm room air meets a cold external wall and deposits moisture on it; in summer warm outside air gets into a cool basement or cellar and deposits it there.
In practice that means two things. If the complaint is a patch on a living floor, it is more useful to inspect during the heating season — then the coldest spot on the wall reads clearly. If the complaint is the cellar or a smell on the ground floor, warm weather is more informative, because that is exactly when condensation in the cellar is greatest.
Thick old masonry amplifies the difference. It takes up moisture slowly and gives it back just as slowly, so a wall can still be damp weeks after the water source has been dealt with. We measure that rather than judge by appearance.
The price list is the same, but the final figure for the same area differs. The first thing that changes it is whether finishes have to come off: if the growth is under panelling, skirting or plaster, the area to be treated is larger than the visible patch, and how much larger is only seen once it is opened up.
The second is moisture in the structure. There is no point treating a wet wall, so two visits are sometimes needed: one for the inspection and the plan, one for the work.
The third is access — on narrow stairs with no lift, in a dense block with limited parking, the equipment is carried by hand. That does not affect the price, but it does affect the time on site.
Mould is priced by the area to be treated: treatment from €1.50/m², minimum from €80, inspection from €40. If we go on to do the work after the inspection, we usually include the inspection fee in the job total — we confirm that on site.
Flats: 1-room from €55, 2-room from €65, 3-room from €75, 4-room from €85. Private houses from €95. Commercial premises by area: up to 100 m² €1.20/m², 100–300 m² €0.90/m², 300–1000 m² €0.70/m². With the cellar, not the flat. In old houses the cellar is often low and damp and runs under several parts of the building, so the smell reaches the floor above through the floor structure. We check that at the inspection before we offer any treatment in the flat.
Commercial properties are priced by area: up to 100 m² €1.20/m², 100–300 m² €0.90/m², 300–1000 m² €0.70/m². Ozone treatment €1.20/m², minimum €60. We give an exact figure once we know the square metres and the condition of the space.
