Disinfection in Plavnieki

The most uniform building stock of any district — and that is exactly why the work starts with two questions: which floor, and which wall.

What we get called out for in Plavnieki

In Plavnieki we carry out sanitary treatment of premises on call-out: mould removal, odour removal, ozone treatment and treatment after flooding, a sewage failure, illness in the household or a change of tenants. Alongside flats there are school, retail and service premises, where the work follows a different logic — by area and by the opening hours of the space.

We have no premises and no people based here — we travel out on request. In Riga travel is included in the price, and we do not promise an arrival time to the minute; we agree a day.

In Plavnieki one building differs little from the next. One flat, however, differs a great deal from another in the very same building.

The floor decides the cause

When the building stock is uniform, the difference comes from the position within the building. Before a visit we usually ask which floor, because that alone narrows down the cause we are looking for.

1Top floorAbove the ceiling are the roof and the parapet. If the patch is at the junction of ceiling and external wall, or around the riser shaft, the question may be the roof covering — and that is the building manager's responsibility, not the flat's.
2Ground floorBelow the floor is an unheated cellar. The floor stays cool and moisture from the cellar air can travel up through the service routes. We look at cellar ventilation and the condition of the pipework.
3Middle floorsHere the cause is almost always inside the flat: draught, the amount of moisture produced and cold external wall surfaces. The solution is therefore within the flat as well.

The practical meaning is direct. If at the inspection we can see that water is coming from the roof or from a shared pipe, we record it and say that the cause has to be dealt with first. Treating a wet structure is work with a short shelf life, and we do not sell it as a solution. See also causes of mould and inspection.

When the problem is the neighbour's flat

In a dense block of flats your home is not a closed system. The two commonest cases are these, and both can be recognised from the signs rather than guessed at.

An unheated flat next door

  • The party wall is noticeably cooler than the other internal walls.
  • The patch appears on an internal wall, not an external one — unusual, and a pointer to the neighbour.
  • The symptom gets worse during the heating season.
  • Treatment alone is not the answer: this goes through the building manager.

A smell from another flat

  • It comes in waves rather than constantly.
  • It is noticeable at the ventilation grille, not throughout the room.
  • It gets stronger when all the windows are shut.
  • It goes when you open a window on the vent setting — which makes it an air-supply question.

If the smell has soaked into textiles, furniture and wallpaper, then ozone treatment is useful once the source is gone; on the mechanism itself — odour removal. While the source is still active, any treatment is only a pause.

The building series in Plavnieki repeat, and that gives one practical advantage: what we find in one flat can often be checked in the neighbouring flat on the same riser. If the smell or the damp shows up in several flats in one vertical line, that already points to the shared stack rather than to a single flat.

So it is worth saying in your enquiry whether the neighbours have something similar. That one detail sometimes decides whether the job is the size of one flat or whether the whole riser needs to be discussed with the building manager.

Communal areas and property managers

Some enquiries in Plavnieki come not from a flat but from the building manager: a stairwell, a lift lobby, a refuse chamber, a cellar or a room after a leak. Planning the work there is different — the space is public and you cannot simply close it for the afternoon.

  • We agree a time when there is least movement in the building.
  • We say in advance how long the space cannot be used and when it can be aired.
  • If there is standing water in the cellar, a plumber comes first — we work afterwards.
  • In schools and children's premises we plan the work for weekends or holidays.

What to prepare before we arrive

A few things done in advance shorten the work on site and make the inspection more accurate.

  • Clear access to the walls with the patch and empty the cupboards along the external walls.
  • Photograph the patch while it is visible — on a dry day it tells us less.
  • Do not paint over it or scrub it with bleach before the inspection.
  • Have the floor, the area and the year the windows were replaced to hand.
  • Take houseplants and pets out for the duration of the treatment.

Three things change the price: the area to be treated, whether finishes have to be stripped, and whether the structure has to be dried out first. The last of these can mean a second visit, and we say so at the inspection, not after the work.

What makes up the total

For a flat the base price follows the number of rooms, but in mould work what counts is the area to be treated and how deep we have to go. These are the four circumstances that change the total most often.

1The real areaWe treat a wider area than the visible patch, because the growth is also where the surface still looks clean. We set the boundary at the inspection, not from a photograph.
2Whether finishes come offIf there is growth behind wallpaper, panelling or skirting, it has to come off. That makes the job longer and the area larger than it first looked.
3Whether drying is neededTreatment does not hold on a wet structure. If the wall is still damp it has to be dried first, and that is extra time, not a different method.
4AccessHigh ceilings, a narrow bathroom or a built-in alcove mean slower work. We say so before we start, not on the invoice.

Frequently asked questions

The patch is on the wall shared with the neighbour, not on an external wall. How can that be?

That happens when the flat next door is not heated, or heated very little. The shared wall becomes the cold surface and moisture condenses on it. Treatment removes the growth, but while the wall stays cold the problem returns — this one is settled through the building manager.

Do you treat a stairwell or cellar for the whole building?

Yes, if the enquiry comes from the building manager or an authorised representative of the building. Communal areas are priced by area: up to 100 m² €1.20/m², 100–300 m² €0.90/m². We plan the work for a time when there is less movement in the building.

How long after ozone treatment can I go back into the flat?

We give the exact time on site — it depends on the volume of the space and the intensity of the treatment. In general: the space must be empty for the whole treatment and then aired thoroughly. Plants and pets are taken out beforehand.
