Disinfection in Baldone

An older building in wooded country needs a different inspection from a standard flat — and often leads to a different conclusion.

Who the service suits

We travel out to Baldone and carry out sanitary treatment of premises: mould removal, odour removal, ozone treatment, and treatment after flooding, a sewage incident or a long spell standing empty. The properties here are most often detached houses, older buildings with timber structures, rural properties outside the centre and small-scale commercial premises.

Older buildings and timber structures

In an older building the material behaves differently from concrete and plasterboard. Timber takes up moisture and gives it back slowly, so a problem there develops over a longer period and also dries out over a longer one. The consequence is that the visible patch is often smaller than the actual zone — the growth has gone under the finish, behind board cladding or under a skirting.

3Stoves and chimney fluesIn older houses the draught often depends on a chimney flue. Brick it up or stop using it and you also lose the air exchange that kept the building dry for years.

In practice that changes the order of work. First we establish how far the problem has gone under the finish, and only then talk about scope and price. Sometimes the conclusion is that part of the finish has to come off before treatment makes any sense at all — we say so honestly, even when it means the work is postponed.

In an older building the visible patch is usually the smaller part of the problem. That is why an inspection here is not a formality.

Wooded and hilly surroundings

The area around Baldone is wooded and hilly, and historically this is a place of sulphur springs and damper ground. For a specific house that translates not into "there is mould here" but into a list of things worth checking.

  • How rainwater runs across the ground — away from the house or towards it. On a hillside water goes to the lowest point, and the foundations may be exactly there.
  • Whether damp lingers in the basement or cellar after rain and in spring.
  • Whether the façade on the shaded, tree-enclosed side dries out at all.

2Whether finishes must come offIf the growth is under wallpaper, board cladding or a soft plasterboard surface, it will have to come off before treatment makes sense. How much has to be removed changes both the time and the area.
3Number of rooms and accessibilityFive small rooms take longer than one room of the same total size, and cluttered rooms have to be cleared before we start.
4DistanceWithin Riga travel is included in the price; outside Riga a surcharge applies by distance. On the edge of the Baldone area that is a real factor, so we state it before setting off, not on the invoice.
