The work we carry out

The Daugava bank and the reservoir

Kegums stands on the Daugava, and part of the building stock is close to the water. That does not mean the houses have a damp problem — it means a few things are worth checking on the specific property, and those are what we start the inspection with.

1Basement and foundation zoneBy the river the groundwater level can be higher in spring. If damp lingers in the basement after the snow melts, or white streaks of efflorescence appear low on the wall, that is a ground moisture case rather than condensation.
2The north-facing, shaded sideOn a wooded or tree-enclosed plot the façade dries more slowly after rain, and inside it is the coolest wall. Condensation and patches appear there specifically, not evenly.
3Airing habitsIf the windows stay shut all heating season and laundry is dried indoors, the moisture stays in the rooms however far away the river is. We check that first — it is often the real cause.

If there was a leak or flooding, the description of treatment after flooding is useful; for basement cases — mould in the basement.

White streaks low on a basement wall mean ground moisture. A dark patch in a cold corner means condensation. The answer is not the same.

Technical and commercial premises

Some properties in Kegums are technical: workshops, ancillary rooms, warehouse-type spaces, office areas within production buildings. There the work is governed not by floor area but by three constraints — when the space can be left empty, what stays inside it, and who on site is responsible for access.

Flats and detached houses

In residential properties in Kegums the common reasons are the same as anywhere: a patch in the bathroom or on an external wall corner, a damp or sewage smell, preparing a flat for letting or sale, treatment after illness in the household. The only difference is that we travel, so the work is scheduled for a specific day.

An apartment building has two circumstances that determine how much treatment can solve. The first is a shared ventilation riser: a smell from another flat or from the basement can reach you, and treatment in your flat removes what has already soaked in but does not stop the transfer. The second is shared structures: a patch on an external wall or a top-floor ceiling is often a building problem rather than a flat problem, and then it is for the property manager to deal with.

Before enquiring, two things are worth doing yourself.

  • Check the draught: hold a thin strip of paper against the ventilation grille. If it does not move, the cause is the ventilation, not fungal growth.
  • Run water through every drain, including the ones you rarely use — a dried-out trap is the most common cause of a sewage smell.
  • Pull wardrobes and beds away from external walls and look at the wall behind them.
  • Photograph the patch; if it changes across the seasons, that helps separate condensation from a leak.

If after all that the smell goes and there are no patches anywhere, treatment is not needed. We say so even when it means there is no work in it for us.

Kegums on the A6 route

Kegums is in the Ogre municipality, on the A6 and the railway. In practice that means a call-out can often be combined with properties in other towns along the same corridor — Ikskile and beyond. If you have several properties, say so when you enquire. Nearby we also work in Baldone.

The town's building is not continuous: between the residential part, the Daugava bank and the technical areas the route in places goes the long way round, and some approach roads run through wooded outskirts. So please give a precise address rather than just "Kegums" — we calculate the outside-Riga surcharge from it and work out how close equipment can be brought. If the property sits in an area with passes or a perimeter, say so straight away: access is arranged by the site's responsible person and cannot be sorted out on arrival.

Flats: one-room from €55, two-room from €65, three-room from €75, four-room from €85. Private houses from €95. Commercial premises: up to 100 m² €1.20/m², 100–300 m² €0.90/m², 300–1000 m² €0.70/m². Mould: inspection from €40, treatment from €1.50/m², minimum from €80. Ozone treatment €1.20/m², minimum €60.

Can a call-out to Kegums be combined with a property in Ikskile or Ogre?

Yes, and it works out better. Along the A6 corridor several properties can be covered in one day, so it is worth mentioning every address that needs dealing with when you enquire.
