The second seasonal phenomenon is summer condensation in cool rooms. Air a basement or lower storey at the warmest part of the day and warm, damp outdoor air reaches cold walls and pipes and settles on them. Such a space is worth airing when the outdoor air is cooler and drier than the indoor air — usually early morning or late evening.
If the patch appears in the same place every year, it is condensation. If it appeared suddenly and spreads downward, look for a leak.
