Two sides in one district

In Vecmilgravis we come out to flats in panel-block estates, to low-rise housing, and to warehouse, production and port premises by the Milgravis canal. We carry out mould removal, odour removal, ozone treatment and treatment after flooding, a sewage failure or long vacancy.

These two sides differ in how the enquiry works. In a flat we agree with the owner and price by the number of rooms. At a port or warehouse property we price by area, and before the trip the access procedure has to be established — many sites have their own.

We have no premises and no staff in the district. We travel out on request; in Riga travel is included in the price.

Flats and low-rise housing

In a flat we do not look for the middle of the patch — we look for the coolest surface in the room. Condensation always settles where a wall or a corner is cooler than the rest of the space, so the damage appears in external wall corners, behind a cupboard and at the window reveals. That is a mechanism, not chance.

✓ What to check before you call

  • Whether there is a draught at the vent — hold a thin strip of paper to it.
  • Whether the patch appears only in the heating season.
  • Whether furniture stands hard against the external wall with no gap.
  • Whether the windows have a vent setting and whether it is used.

✗ What does not solve the problem

  • Painting over the patch — the paint will have to come off.
  • Taping over the vent to keep the cold out.
  • Drying laundry in a closed room.
  • Treating a wall that is still wet.

In low-rise housing the floor and the underfloor void are added to the question: whether there is a ventilated space under the floor and whether its openings have been boxed in. In more detail: mould on walls, mould in window frames, flat.

Warehouses, the port and access

At port and warehouse properties the areas are large and the price is calculated per square metre. In practice, though, something else matters most: how we get in and how long the space can stand empty. Both have to be established before the trip.

  • Give the area to be treated in square metres.
  • Find out the pass or registration procedure at the site.
  • Tell us where we can drive in and how far the equipment has to be carried.
  • Say how many hours the space can stand empty after treatment.
  • Say whether goods, packaging or textiles remain in the space.

The right order of work after a leak

In a flat and in a warehouse alike, after a burst pipe or a roof leak the sequence is the same, and this is where mistakes are most often made. There is no point treating wet material: the growth will come back once everything else has dried, and the work will have to be repeated.

Stop the water source

While the water keeps coming, everything else is pointless.

Remove absorbent materials

Wet insulation, cardboard and carpet do not dry inside a structure — better to take them out.

Dry the structure

This is the longest stage; in a thick wall it is measured in weeks, not days.

Inspect and measure

We measure the moisture in the wall and establish how large an area really has to be treated.

Treat and hand over

We do the work and say how long the space has to stay empty and be aired.

If the inspection shows that treatment is not needed — for example, the smell comes from a dried-out trap or a lack of draught — we say so and do not sell the job. Next door we also work in Sarkandaugava.

What to prepare before we arrive

Preparation is the only part of the job you can do yourselves, and it directly determines how long we are on site. In a flat it takes half an hour, in a warehouse a little longer.

  • Clear access to the walls and corners we will be treating.
  • Pull furniture away from the external wall if the patch is behind it.
  • Pets and houseplants have to be taken out for the duration of the treatment.
  • If paint has been applied over the patch, say so — it will have to come off.
  • Find out who will let us in and where a vehicle can be parked.

If there are several properties at one address — a residential part and a working space — give both areas straight away. Treating both in one call-out is simpler than in two separate trips.

What we do not do

We carry out sanitary treatment of premises. We do not install ventilation or heat recovery, we do not do waterproofing or drainage, we do not repair roofs or gutters and we do not replace failed structures. If the inspection shows the cause is there, we say so and do not offer treatment as the solution.

If the source of the moisture stays as it is, treatment is a half-solution with a limited shelf life. We say that before the work, not after.

When the source is outside your space

In a block of flats not every smell and not every patch of damp arises where it is felt. A shared ventilation stack connects several flats; if the draught is reversed or blocked somewhere, air from another space can reach you. In the same way the cellar and the stairwell are common property, and their condition affects the ground floor.

✓ What you can establish yourself

  • Whether the smell gets stronger when you open the stairwell door.
  • Whether there is a draught at the vent and whether it changes when you open a window.
  • Whether the damp appears only on the wall shared with a neighbour's space.
  • Whether the neighbouring flat stands empty and unheated.

✗ What we cannot do

  • Treat someone else's space without the owner's consent.
  • Clean or rebuild a shared ventilation stack.
  • Take on repairs to the common property of the building.
  • Determine who is liable for the damage — that is for the building's management.

If the source is in the common property, the conversation is simpler through the building manager: for property managers. On the specific case: smells from neighbours.

What changes the scope and the price

The price list is the same for all of Riga, but the final figure for the same area differs. What sets it is the type of property and the condition of the structure, not the address — travel within Riga is included in the price.

Flats: 1-room from €55, 2-room from €65, 3-room from €75, 4-room from €85. Private houses from €95. Commercial premises by area: up to 100 m² €1.20/m², 100–300 m² €0.90/m², 300–1000 m² €0.70/m². Mould: inspection from €40, treatment from €1.50/m², minimum from €80. Ozone treatment €1.20/m², minimum €60.

The port site has a pass system — is that an obstacle?

Not if you mention it in the enquiry. We need to know the registration procedure, who will meet us and where we can drive in. It does not affect the price, but unarranged access can mean a wasted trip.

In the flat the patch is always in the same corner — why exactly there?

Because that is the coolest surface in the room, and moisture from the air condenses on whatever is coolest. External wall corners, the space behind a cupboard and window reveals are the typical spots. At an inspection we look for the coldest point, not the middle of the patch.

After a roof leak — how long do we have to wait before treatment?

As long as it takes the structure to dry; in a thick wall that is measured in weeks. There is no point treating wet material, because the problem comes back. At the inspection we measure the moisture and say whether work can start.
