Disinfection in Ziepniekkalns

One district holds both flats and warehouses and production units — and in a commercial property the work is planned by square metres and opening hours, not by rooms.

Two groups of customers in one district

Ziepniekkalns is a large district in southern Pardaugava where housing estates and detached houses border warehousing, production and retail sites. So the enquiries here divide into two clearly different groups: homes and commercial properties. We do the same work for both, but we plan it in completely different ways.

We have no premises and no permanent staff on the ground. We travel out on request and agree a day; in Riga travel is included in the price, and we do not promise an arrival time to the minute.

In a home the price is set by the number of rooms. In a commercial property — by square metres and by how long the space can be left out of use.

Warehouses and production premises

In a large, high space the logic of moisture and odour differs from a flat. The air volume is large, heating is often partial or seasonal, and temperature swings are faster. So at the inspection we ask first not about the patch but about the operating regime.

1Heating regimeWhether the space is heated constantly, partly or not at all. In an unheated space moisture condenses on cold walls and metal surfaces when it turns sharply warmer outside.
2Air exchangeWhether there is mechanical ventilation and whether it works. In a large space without air exchange moisture settles in the lowest and coolest zones.
3What is stored thereMaterials, packaging and pallets take up moisture and can be both a source of a smell and the surface where the problem starts.
4The loading bay and entranceWhere the doors open often, the temperature swings most. Condensation and patches usually start there, not in the middle of the space.

If material has already got wet after a leak or flooding, treatment only makes sense once it has dried. There is nothing to treat on a wet structure, and we say so before the work, not after. See warehouse treatment and after flooding.

How work is planned in a commercial property

In a commercial property the main constraint is not the method but the downtime. After treatment the space has to stay empty for a while and then be aired, so it makes sense to plan the work outside working hours or at the weekend.

  • Give the area in square metres and the height of the space — both change the calculation.
  • Agree in advance how entry works and who will meet us.
  • Uncovered food and sensitive equipment are taken out of the space.
  • If the property is large, we split the work into zones over several visits.
  • If there is a leak or a damaged pipe, that is dealt with first; only then do we work.

Flats and detached houses

In the residential part the tasks are different. In a flat in a series-built block we start with the ventilation grille and the external wall surfaces; in a detached house we start outside — from the gutters, the downpipes and the ground around the foundations.

A common case in a flat is sealed windows with no trickle vent: the old windows let air in through the gaps and the stack drew it out, but after replacement the supply disappears and the draught stops. Technically nothing is damaged — half the system has simply gone.

When the problem is a smell, not a patch

Some enquiries are not about mould at all. There is a smell in the space but no visible patch — and then the first job is to find the source, not to spray a product.

✓ The commonest sources you can check yourself

  • A dried-out trap in a rarely used drain or gully.
  • A blockage or a damaged pipe under the finishes.
  • Damp under the floor covering after an old leak.
  • Stored material or packaging that has taken up moisture.

✗ What only masks it

  • Air fresheners and scented cleaning products.
  • Ozone treatment while the source is still active.
  • Taping over the ventilation grille.
  • Replacing the floor covering over a damp base.

Once the source has been dealt with and the smell is still in the materials, ozone treatment is the right method — €1.20/m², minimum €60. More: odour removal.

Winter and summer in a commercial space

In a flat the season changes the amount of moisture in the room. In an unheated or partly heated warehouse it changes something else — the temperature of the surfaces relative to the outside air, and it is that difference that produces condensation.

In winter everything is cold: the walls, the steelwork, the goods against the external wall. Moisture settles where warmer air comes in — at the loading doors and the entrance. In summer, when it warms up sharply outside, the floor and the lower part of the wall stay cold and the wet appears there. In both cases treatment removes the effect; the regime is changed by heating and ventilation.

In a warehouse the heating and ventilation regime has to be known first. Only then is there any point discussing the area to be treated.

Flat and house — what differs

In the residential part of Ziepniekkalns both types of property sit side by side, and the work in them is not the same in length or in preparation.

  • In a flat there are few places to check and they are bounded; in a house the outside has to be walked as well.
  • In a flat some causes are in the communal parts — the stack, the riser, the roof; in a house everything is on the owner's side.
  • In a house the cellar, plant room and attic have to be unlocked in advance.
  • In a partly heated house the unheated rooms become a condensation zone — we check those separately.

How do you work out the price for a 600 m² warehouse?

For an area of 300–1000 m² the rate is €0.70/m². If it is only mould treatment in a particular zone, we calculate the area to be treated from €1.50/m² with a minimum from €80. We give an exact figure once we have a description of the space or after an inspection.

Can you work at weekends so as not to interrupt production?

Yes. In commercial properties we usually plan the work outside working hours, because after treatment the space has to stay empty for a while and then be aired. We give that time in advance so it can be planned for.

Damp appears on the warehouse walls in winter. Does treatment solve that?

Treatment removes the growth but not the cause. If the space is not heated and there is no air exchange, the condensation will come back. It is worth sorting out the heating regime and the ventilation first, especially in the loading-door zone where the temperature swings most.
